Prior to occupation by a newly secured global banking tenant, this office complex underwent a refurbishment project, including the restoration of deteriorating single-ply flat roof areas. Having successfully specified Stormcure systems across numerous previous projects, JLL selected the Stormcure Protec FW-25 system to overlay the existing roof coverings directly, enabling the refurbishment works within the building to proceed without disruption.
Introduction
The redevelopment works were designed to modernize the building throughout and ensure the property met the high operational and aesthetic standards required for immediate occupation. A key element of the project involved addressing the ageing and deteriorating PVC single-ply roofing systems, which had reached the end of its serviceable life and required a long-term, cost-effective remediation solution.
From experience with Stormcure systems across a range of commercial refurbishments, JLL specified the Stormcure MPeC-powered Protec FW-25 roofing system for the project. With its MPeC-powered composite membranes, the proprietary technology of Roberts Group, this membrane combines a modified polyester resin with CSM fiberglass reinforcement to create a highly durable, waterproof, and flexible membrane. The advanced MPeC technology enables installation with unrivalled speed and in a wide range of temperatures.
The solution was selected for its ability to be installed directly over the existing roof coverings, eliminating the need for costly tear-off works and significantly reducing timescales. Just as importantly, the overlay approach enabled roofing works to progress with minimal disruption to the extensive internal refurbishment activities taking place simultaneously within the building.
Challenges
A comprehensive roof evaluation identified widespread deterioration within the existing single-ply membrane system, with extensive failures occurring predominantly at the lap joints. Multiple roof details, penetrations, and M&E plant interfaces had also lost their waterproof integrity, allowing significant water ingress into the building and causing visible staining and damage to internal ceiling areas.
Due to project constraints and the need to minimize disruption to the ongoing works, a full tear-off solution was not considered practical, and a coating was deemed insufficient to protect the building from future issues. Retaining the existing roof build-up in place was therefore a key project requirement.
To provide a rapid and cost-effective remedial solution, the Stormcure MPeC-powered Protec FW-25 overlay system was specified to encapsulate the failing roof coverings and restore the building’s waterproofing integrity without intrusive removal works. The system enabled refurbishment activities within the building to continue uninterrupted while delivering a durable, long-term roofing solution.
The Stormcure Solution
Following a detailed roof survey, the Stormcure MPeC-powered Protec FW-25 system was specified as the most effective restoration solution for the failing PVC single-ply roof areas. Installed directly over the existing coverings, the system provided a long-term, maintenance-free waterproofing solution.
Unlike traditional roofing systems, the liquid-applied Protec FW-25 membrane creates a fully seamless and flexible waterproofing layer, eliminating the risk of water ingress at lap joints and vulnerable roof details. This was particularly important on a roof where widespread joint failures and leakage issues had already developed.
The rapid-curing resin technology also enabled large roof areas to be waterproofed quickly, allowing internal refurbishment works to continue with minimal disruption. In addition to its fast installation benefits, the Protec FW-25 system offers excellent flexibility to accommodate structural movement, while remaining highly resistant to impact, puncture, and maintenance foot traffic. The completed installation delivered a durable, fully certified roofing solution capable of providing long-term waterproofing performance for at least 30 years.
The refurbishment was completed using Stormcure’s cold-applied solution, eliminating the safety risks associated with open flames and hot works typically required for traditional torch-on roofing methods. This provided a safer and more efficient installation process, particularly within a live refurbishment environment.
Complex roof details including pipes, flashings, drains, and extensive M&E penetrations were seamlessly waterproofed with ease using the liquid-applied system. The fully bonded membrane creates a monolithic waterproof barrier around difficult detailing, while minimizing labor time.
By creating a completely seamless waterproofing layer, the MPeC-powered Protec FW-25 system eliminated the historic problems associated with lap joint failures within the original roof system. The previously vulnerable single ply coverings were successfully restored using Stormcure. The solution is without a single exposed seam or weak point, delivering a durable, long-term waterproofing solution backed by a 25-year warranty. The completed roof underwent a thorough inspection and was approved for warranty, leaving JLL extremely satisfied with the results.
