Introduction

This commercial office building has been suffering from leaks and high maintenance costs. The existing SBS coverings had reached the end of their serviceable lifespan and widespread leaks had been reported, threatening to cause costly disruptions to the operations within the building. The client turned to Stormcure for a long-term solution on all the roof areas, that was fully warrantied.

The ability to restore the existing coverings were crucial, with the client wish to avoid incurring huge costs and opening the building up to water ingress from inclement weather. A coating-type solution was deemed insufficient to provude the level of waterproofing protection required to protect the client’s asset.

The Stormcure MPeC-powered Protec FW-25 roofing system was specified for the project. Thanks to its modified polyester composite technology, this solution has the ability to be installed directly over the existing roof coverings, eliminating the need for costly tear-off works and significantly reducing project timescales. Just as importantly, the restoration approach enabled roofing works to progress with minimal disruption to operations within the building during the installation.

Challenges

A roof evaluation identified significant deterioration within the existing felt waterproofing membranes, with widespread joint failures compromising the overall integrity of the roofing system.

Multiple roof details, including wall abutments, parapet walls, and atrium interfaces, were also found to be persistent points of failure, resulting in ongoing leaks and water penetration. Without prompt remedial action, there was a serious risk that the existing roof coverings would require complete removal, leading to substantial cost implications and exposing the building to further weather-related damage during replacement works.

To avoid these issues, a rapid overlay refurbishment solution was required to restore the roof’s waterproofing performance while retaining the existing system in place and minimising disruption to the building.

The Stormcure Solution

Following discussions between the client and Stormcure, the MPeC-powered Protec FW-25 liquid applied roofing system was selected for the refurbishment due to its proven durability and long-term performance. The existing roof was prepared and primed before applying a base coat of Protec FW-25 resin, into which a fiberglass chopped strand mat (CSM) reinforcement was embedded. A second coat was then applied and complete in the client’s chosen color.

Installation was undertaken with minimal disruption to ongoing building operations. Stormcure’s fast-curing properties enabled large roof areas to be waterproofed within a short timeframe, providing a significantly more efficient installation timeframe compared with traditional moisture-curing systems.

Protec FW-25 offers a balance of flexibility and mechanical strength, accommodating normal structural movement while maintaining high resistance to foot traffic and general wear. The finished installation delivered a seamless, fully bonded waterproofing layer with no joints or laps, significantly reducing risk. Supported by accreditations, it offered a design life of at least 30 years, and provided maintenance-free protection for the duration of its guarantee.

The restoration was completed using Stormcure’s cold-applied MPeC-powered Protec FW-25 system, eliminating the safety risks associated with open flames and hot works typically required for traditional torch-on roofing methods. This provided a safer and more efficient installation process, particularly within a commercial operational environment.

Complex roof details including pipes, flashings, drains, and extensive M&E penetrations were seamlessly waterproofed with ease using the liquid-applied system. The fully bonded membrane allowed rapid installation across difficult detailing areas while minimizing labor time and disruption. To provide protection during roof maintenance, ProGrip was installed to create walkpads where required.

By creating a completely seamless waterproofing layer, the MPeC-powered Protec FW-25 system eliminated the historic problems associated with lap joint failures within the original roof system. The large roof areas were successfully refurbished without a single exposed seam or weak point, delivering a durable, long-term waterproofing solution backed by a 25-year warranty. The completed roof underwent a thorough inspection and was approved for warranty, leaving the client extremely satisfied with both the service and product provided.
