Balcony Restoration

Set in a prestigious vacation destination in New England, this 1,200 ft² concrete balcony had a critical issue. Positioned above a livable interior space, the structure was suffering from water ingress caused by multiple system failures. Aging stone pillar interfaces and deteriorated perimeter detailing had allowed moisture to penetrate and migrate through the substrate, impacting the space below. With damage escalating, a fast and effective solution was essential, and Stormcure was called.

Challenges

This concrete balcony had multiple issues, including failures at the stone pillar interfaces that allowed water intrusion at vertical transitions. The perimeter flashings were also compromised, leading to moisture ingress. As a result, water migrated through the concrete substrate and impacted the interior space below, showing that the existing system could not provide long-term protection.

Due to ongoing leakage issues, a robust and fully integrated waterproofing solution was required to address both substrate conditions and critical detailing, ensuring a durable, watertight system over the long term.

Stormcure’s Technical Services team, in collaboration with our authorized Stormcure contractor, undertook the project, starting with an inspection and samples to ensure the right system was specified.

The Stormcure Solution

Stormcure Protec FW-25 was specified for this project due to its proven performance as a cold-applied liquid waterproofing system. Its efficient installation process and rapid curing times were particularly advantageous in this case, allowing for quick completion and minimal disruption.

The system was installed across the entire balcony to create a fully bonded, seamless membrane. Following substrate preparation in line with Stormcure guidelines, Stormcure SA Primer was applied prior to the Stormcure Foil-Faced Base Ply, which is sufficiently malleable to encapsulate the stonework around flashing details.

The Protec FW-25 system was then installe,d first to the flashings in conjunction with Flashing Mat 450 for extra durability. The field area base coat was then applied, consisting of Protec FW-25 with PolyMat 225. After 60 minutes the abse coat was fully cured, allowing the finishing top coat to be applied to compelte the waterproofing installation.
